For landlords, it is a legal requirement under the Gas Safety (Installation and Use) Regulations 1998.
Are Landlords Legally Required to Have One?
Yes — without exception. Landlords must ensure a gas safety check is carried out on all gas appliances and flues in their rental properties every 12 months by a Gas Safe registered engineer. A copy of the current certificate must be given to existing tenants within 28 days of the check, and to new tenants before they move in.
Failure to comply can result in prosecution, unlimited fines, and — in serious cases involving tenant injury — custodial sentences. There is no legal exemption from this requirement.
What Does a Gas Safety Check Include?
The engineer will check: all gas appliances (boiler, gas fires, gas hobs etc.); gas pipework and connections for leaks; flues and ventilation to confirm safe exhaust of combustion gases; operation of all safety devices; and the gas meter connection. The check typically takes 30–60 minutes depending on the number of appliances.
